Keys and Alarms

Immediately we commence marketing your property we will require a full set of keys to enable us to conduct professional viewings and demonstrate all areas of the property. Our advice is to always be away from the proeprty when viewings take place as it puts the potential purchasers at ease and our staff the opportunity to sell your property.

If your property has an alarm please remember to let us have the alarm code, position of the activation box and arming/disarming procedure.

Property Preparation

Purchasers of a new home want to be sure that they are receiving value for their money. A well-maintained property in good decorative order will help attract a better response by buyers and help towards a smooth-running sale.

This will also have a positive effect on the sale expectation in the form of a potentially higher sale figure. Uncluttered is the ideal especially when we take the photographs as this give a better feeling of spacious rooms.

Furnished or Unfurnished

The majority of properties for sale are furnished at the time of marketing, so it is important to detail what is being included in the sale and if there are items that are open for negoiatation. Most sale properties will include carpets/floorings and usually curtains poles and curtains/blinds but we will need to make this clear in our advert. 

It is important we have a comprehensive list so we can accurately advise potential purchasers and if things change please keep us updated.

Gardens

Gardens should be kept neat and tidy with rubbish and wheelie bins being hidden where ever possible. Assume purchasers will not be gardening entusiasts and make the garden areas look easy maintenance. 

Ensure that any out buildings, sheds etc are also tidy and rubbish free to allow the potential buyer access and to see the benefit these areas provide

Cleaning & Tidy

We appreciate this is your home still and it can be challenging especially with children to keep everything clean and tidy but it is important when we conduct viewings. Usually we will give 24 hours notice but if it will help for slightly more just let us know.
