We believe in providing a great property rental service that will keep you as Fosse House tenants for years, even when needs change we will help you find your next property. So hopefully you will stay with us and many of our customers already do. In fact we already have a growing number of people which includes both current and future tenants that tell us they will only ever rent through Fosse House.

Viewing Properties

We try to make property viewings available everyday but most properties have an existing tenant who we have to agree viewing times with. Please be prepared to take time off work to fit into the times we have availble.

Make the most of viewings with your property consultant who should be able to answer most of your questions while at the property and will also be knowledge of the local area. To secure a property you must complete our on-line application form and pay the application fees.

Securing a Property

The rental markets we operate in are fast moving with quality Apartments and Houses getting snapped up very quickly. To secure a property we will require completion of an application form by each propspective tenant over 18 and payment of the application fees.

Application forms will be available from your property consultant at the viewing and are on our website for completion on-line. Fees can be paid over the phone by card or cash at our office.

Once the rental terms are agreed, application fee paid and forms completed no further viewings will be booked although the property will continue to be advertised as Let Agreed while we process your application.

The Referencing Process

Once your application has been accepted we pass this across to our referencing partner LegalLandlords (L4L) who carry out all the checks. The process usually takes a couple days but is dependant on L4L making contact with key information providers such as your employer so to avoid delays please advise people they will be contacted.

To comply with the Anti-Money Laundering Regulations we will require two forms of ID which is usually your passport/driving licence and utility bill.

Some applications get referred back to us for a guarantor which you will be given the opportunity to provide and they will have to go through the same process.

Most applications are successful but if you fail referencing or you decide to withdraw your application fees are non refundable as the work has already been done.

Tenancy Agreement

The legal contract you will need to sign is called an Assured Shorthold Tenancy agreement which is an agreement to rent residential property for periods up to three years. A copy of our standard tenancy agreement is always available and can be emailed, posted or is available for collection from our offices.

The first contract you will usually be asked to enter into will be for 6 months which gives all parties the opportunity to make sure they are happy with the property and tenancy. If you require a longer contract at the outset please make us aware at the application stage.

Guarantors should be aware that their legal commitment is the same as the tenants and you will also be asked to sign the tenancy agreement.

Please remember you will need to be available at check in to sign the contract or arrange to call into our office prior to check in day to sign as we have to witness your signature.

Until all parties to the contract have signed the contract you cannot move into the property and keys will not be realeased.


In residential property rental rent is usually paid in advance on or before check in day and must be in cleared funds before we can hand over the keys. You will need to pay one calendar month’s rent in advance plus a security deposit or bond. The minimum deposit required is equal to one calendar month’s rent but dependant on the property and your circumstances up to two calendar months’s rent may be required. The amount required will be confirmed when the application is taken.

During the tenancy rent must be paid by standing order monthly and you will be provided with a standing order form at check in. Please remember that your rent day will always be the same calendar day each month which will be the date you check in.

We can take emergency rent payments by cash or card but you will be charged an administration fee as this causes delays and we get charged for these services.


Most properties have a professional inventory which describes the property in great detail and includes a list of contents with the exact condition recorded and photographic evidence of important items including any defects identified.

At check in you will be asked to sign a copy of the inventory although we realise you will not want to check the details on move in day. We will accept errors or ommisions within 7 days of the check in but these must be communicated by email with photographic evidence.

Deposit or Bond

Since April 2007 it has been a legal requirement to use one of the government tenancy deposit schemes to ensure that your security deposit is protected.

We use the Tenancy Deposit Scheme (TDS) and the great news is we can return your deposit on the day your tenancy ends.

The property needs to be returned in a similar condition to when you move in as the cost of repairs, damage andcleaning will be claimed from your deposit. We will also make a management charge if we have to arrange contractors or make additional property visit as a result of issues you have caused.

During your Tenancy

At check in in we will inform you if we are your managing agent or that your landlords manage the property themselves. If we are the management agents please feel free to contact us with any concerns and we will be happy to assist you in any way we can.

If the landlord will be managing the property we will provide their contact details and generally they will give you a call within the first couple of days to introduce themselves. If you do encounter problems please get in touch as we will always be happy to help.

As part of our management responsibilities we carry out quarterly property inspections but will try to be as unobtrusive as possible. We will contact you usually by text when inspections are due to arrange a convenient appointment for our property manager to visit. Inspections provide the landlord with a report confirming that you as tenants are looking after the property but will also identify any maintenance issues that we need to deal with.

Renewal of Tenancies

Your initial tenancy contract will usually be for 6 months. We will contact you after 4 months to discuss your tenancy contract and renewals for most properties can then be agreed for a longer period.

There is a charge for renewing or ammending your contract and the charge still applies if a monthly contract is agreed.

End of Tenancy & Check Out

We hope and expect everything to go well during the tenancy and your tenancy agreement will explain about notice periods that must be given to end a tenancy contract. Please remember that a fixed period contract DOES NOT just end on the last day of the fixed period you mys give a months notice.

Please let us know what day and time you will be ready to hand the property back so that we can arrange a final inspection.
