Pets, DHS and Benefits Related to Property Letting in Hinckley

Finding a tenant quickly is obviously important to minimise the time your property is empty and we put a lot of effort into marketing your property to as wide a tenant audience as possible but to maximise this we ask that you give consideration to people not in employment and those with pets.

In the tenant rental sector typically up to £500 per month, we believe that you double your tenant audience if you consider people on benefits or that have pets and with careful selection and additional property safeguards these people are often the best tenants.

DHS and Benefits

If people are unemployed then we would always ask for a guarantor who must also pass our referencing and will typically be another family member who is employed. Guarantors are also named on the tenancy agreement, which means you then have two people legally responsible for paying the rent which can prove to be a better guarantee than one working tenant.

Pets

As a nation of animal lovers it can be traumatic to leave behind a family pet, so whilst most agents recommend a no pets policy we ask that you give consideration to the individual circumstances. We would discuss the circumstances with you and recommend additional constraints such as increased deposits and special clauses in the tenancy agreement to cover potential damage. Properties with pets we would usually inspect more frequently to ensure problems are picked up at an early stage and rectified immediatly.
