Property Inventories Hinckley
We compile a detailed Inventory of the property condition at the start of the tenancy which typically will be 25 - 30 pages and will include photographs to accurately record the condition of contentious items such as carpets and kitchen appliances. Although these are long tedious documents the future value in the case of a dispute cannot be under estimated against a vague, generalised schedule of condition, which are commonly seen in property letting business and could not be relied upon in a dispute.
On 'check in' we go through the Inventory with the Tenant, who is then asked to sign the document as agreement of the property condition at commencement of the tenancy. Once the tenancy has ended and the tenant moved out we conduct a 'check out' property evaluation, against the Inventory and we then discuss with the tenant any defects and changes that require recitication, prior to the deposit being returned.

INFORMATION FOR LANDLORDS AND TENANTS FOR THE INVENTORY AND SCHEDULE OF CONDITION
This inventory provides a fair an accurate record of the condition of the contents and the internal condition of the property. It is the responsibility of the Tenant to agree the accuracy of this report. The person preparing the inventory is not an expert in fabrics, woods, materials, age or antiques, neither are they a qualified surveyor or valuer.
All electrical appliances are considered to be complete with plugs, bulbs, flexes etc unless noted otherwise including pat testing labels where attached.
The descriptions of the listed items are for identification purposes only and do not attempt to determine as to whether the article is genuine or reproduction.
The inventory will be documented on the understanding that all items are without damage, dilapidations or faults except where declared.
Smoke detectors are not tested and it is the tenant’s responsibility to inspect these at regular intervals to ensure they are in full working order.
The inventory should not be used as a structural survey report.
Check-In: We will go through the inventory with you to ensure that you are happy with all the statements made in the inventory before you sign the declaration. If there are any issues you must inform us at the check-in so that they can be recorded.
When an interim inspection is carried out on the property you must inform us of any damage or maintenance issues with the property so that these can be dealt with. Maintenance issues of an urgent nature must be reported immediately when they become known to you.
Check-Out: It will be expected that the property and its contents will be returned to the condition and location that it was at check-in. A check-out report will be carried out once you have vacated the property and returned the keys. Any damage, missing or broken items or changes will be noted on the report at this point. NOTES REGARDING THIS PROPERTY
This property is a two bedroom flat with hallway entrance from Somewhere in Hinckley which is accessed via a Passage and also includes lounge, kitchen, bathroom and rear garden.
Condition of all items is considered to be of good condition unless otherwise stated and all walls/ceilings within the property have just been re-painted. Skirting’s are all dark stained wood and switches/sockets are considered to be white plastic unless otherwise stated.
